ComPark 75

Office - Commercial - Light Industrial - Flex

ComPark 75 is a class-A commerce park which abuts I-75 and is strategically located between the State Road 54 and State Road 56 interchanges.  The park maintains strict architectural controls, which includes all masonry exteriors.  The 60 usable acre park has light-industial zoning with sites varying in size from two to 10 acres.  Water and sewer is provided by Pasco County Utilities.  Withlacoochee River Electric Cooperative provides electric.

Connerton Commerce Park

Office - Commercial - Industrial - Medical

Connerton is a 4,800 acre mixed-use, master planned community in central Pasco County.  In total, there approximately 2 million square feet of commercial space was made available for office, retain, and industrial uses.  Pasco County utilities provides water and sewer.  Withlacoochee River Electric Cooperative provides electric.  Natural gas is available.

Cypress Creek

Office - Commerical

Cypress Creek is a 400 acre, mixed-use development of regional impact at the southeast and northeast quadrants of I-75 and State Road 56 in Central Pasco .  The project has master storm-water and utility plans, which will streamline building permit approvals.  Allowable uses include retail, office, multi-family, townhouses, and hotel with site sizes ranging from one to 26 acreas.  Pasco County Utilities provides water and sewer.  Electric is provided by Withlacoochee River Electric Cooperative.

Kronos Business Park

Commercial - Light Industrial - Flex

The 28 acres of Kronos Business Park are zoned C-2 and C3 and is built out.  Pasco County water is available and septic service is allowed.  Electric power is provided by Withlacoochee River Electric Cooperative.

Longleaf

Office

Longleaf is a master-planned community with four distinctive neighborhoods.  Seven commercial tracts have been set aside for offices of 2,500 to 20,000 square feet.  Pasco County Utilities provides water and sewer.  Electric is provided by Duke Energy.

NorthPointe at Suncoast Crossing

Office - Commercial - Industrial - Flex - Hotel

A master-planned, mixed-use development located at the southeast corner of the Suncoast Parkway and State Road 54, NorthPointe at Suncoast Crossing has 1,000,000 square feet of development rights approved and available for sale.  NorthPointe Village, located at the park entry provides services and restaurants for the entire office park.

Trinity Corporate Center

Office - Commercial - Light Industrial - Flex

Trinity Corporate Center includes approximately 74 acres of commercial, retail/showroom, professional office, and light industrial sites.  Pasco County Utilities provides water and sewer, and electric is provided by Duke Energy.  Natural gas is available in this location.

Trinity Oaks Commerce Park

Office - Commercial - Industrial - Flex

Trinity Oaks Commerce Park—a 4,000 acre, mixed-use development with multiple commerce park sites—has flexibility on size, configuration, and location of specific parcels.  Zoning allows for a full range of non-residential uses including commercial, industrial, and office.  Natural gas is available.  Aloha Utilities provides water and sewer, and electric is provided by Duke Energy.

Suncoast Lakes Business Center is a planned 500-acre, mixed use development.  Sites range from 1/2 acre to 15 acres and allowable uses include retail, office, flex space, and warehouse.  Pasco County Utilities provides water and sewer.  Electric is provided by Withlacoochee River Electric Cooperative.  Natural gas is available.

NewBell

Office - Commercial - Light Industrial - Flex

Ideally located just north of State Road 52 and west of the Suncoast Parkway, the master planned community of NewBell will be able to accomodate retail, office, and light industrial users among its 40 acres.  Pasco County Utilities provides water and sewer.  Electric is provided by Withlacoochee River Electric Cooperative.
